The 4-Sight Counseling Home Buyer Education Program has evolved with 30+ years of working with buyers, sellers, lenders, federal and state programs and individuals wanting to get into home ownership. The Home Buyer Education Class helps individuals and families navigate the overwhelming world of home ownership and purchasing a home. After completing our class you will receive a certificate of completion that will prove to lenders and real estate agents that you have a strong understanding of requirements and expectations of the overall home buying process. We believe that an educated buyer is a better informed buyer to minimize stressors and ‘surprises” at closing.The Class will include information and clarification about;• Interest Rates (What are they and how determined)• APR (Annual Percentage Rates)• Down payment (how determined – what is needed)• PMI – (Private Mortgage Insurance) what is it and why do I have it?• Expectations for “Closings” o Inspections o Origination Fees o From Lenders o What you can expect Real Estate Agent Closing Agent Lender• Closing Fees / Charges• Reading and Understanding a “Closing Statement”• P & I (What does Principle and Interest mean)• Escrow (What is it and why do I have it)• ARM (What is Adjustable Rate Mortgage)• Fixed Rate: Difference between Fixed and Adjustable Rate• Housing Counseling• Credit Score o Determining factors of credit score o Can I change my Credit Score? o Influences on home purchase
Homeownership Counseling. Homeownership Counseling is housing counseling related to homeownership and residential mortgage loans, must address the entire process of homeownership including the decision to purchase a home, the selection and purchase of a home, issues arising during or affecting the period of homeownership and the sale or other disposition of a home. Types of Homeownership Counseling include the following: pre-purchase/home buying, resolving or preventing forward or reverse mortgage delinquency or default, and non-delinquency post-purchase, reverse mortgage counseling, homeless assistance, rental housing counseling, and disaster or national emergency related assistance counseling.
Pre-Purchase/Home Buying. Includes but is not limited to advice regarding readiness and preparation for homeownership; Federal Housing Administration (FHA) insured financing; housing selection and mobility; search assistance; fair housing, fair lending and predatory lending; budgeting and credit; loan product and feature comparison; purchase procedures and closing costs; money management (does not include debt management plan programs); selecting a real estate agent; home inspection; alternative sources of mortgage credit; down payment assistance; locating housing that provides universal design and visibility; how to apply for programs available to potential homebuyers; how to purchase a home using the Housing Choice Voucher (HCV) Homeownership Program; and referrals to community services and regulatory agencies.
